A property management company we work with regularly reached out to us for help regarding a tenant experiencing water infiltration into their warehouse through the roll-up door every time it rained. The Firestone team determined that the gutter elevations did not drain away from the building and the storm drain was too high to collect the storm water.
To resolve the drainage issue, we began by removing the asphalt at the curb and modifying the subgrade to drain away from the roll-up door towards the culvert. Next, we lowered the culvert to the newly established flow line. Finally, we placed fresh asphalt with the appropriate grade from the roll-up door to the lowered culvert. The property manager reported that their client is very happy with the results and has not experienced any issues since the repairs.
